Absolutely not. They are looking at the Northwest Multiple Listing Service or NWMLS for short.bIt’s the listing database that all real estate agents are required to upload the homes they are selling –
Site such as Zillow, Redfin or any real estate brokerage for that matter “sweep” the NWMLS at different times in the day to give then consumer access to what gets listed. There are regulations and rules that govern the NWMLS to ensure that the information that’s on there is accurate and up to date.
Those regulations don’t apply to the 3 rd party websites and apps, which is why real estate agents will never go to Redfin, Zillow, or any other site that isn’t the NWMLS to look up properties.
Everything starts with setting the appointment. It’s not unusual for a homeowner to interview 3 or more real estate agents to see what each one offers. The agent has to understand what the homeowner wants to accomplish. Typically, I like to understand all the details and take the notes I need to PRIOR to meeting. I compile a Comparative Market Analysis (CMA) much the same way an appraiser would determine what would be the best price your home can sell for. Inside the CMA, you’ll have information as to who I am, who my company is and what strategies would be used to sell your home. Again, there will be a lot of information and will answer a lot of the smaller questions you may have. The homeowner would receive this package of information a few days before our meeting to review.
When I arrive to your home, I do a walkthrough by myself, I know what I’m looking for and want to experience the home the way a buyer would. After my walk through, we’ll begin with any question that wasn’t address in the CMA or any question you may have. This appointment, typically, doesn’t last more than 30 to 45 mins, sometimes less, sometimes more… Depending on how many questions are asked. If you feel comfortable and confident that I can get you what you want and when you want it… Then all you have to do is hire me and sign the listing agreement, so I can get started on the project of selling your house and helping you find another home to purchase (if that is what you want to do). Maybe you’ll be going to another state or country, whatever it may be, I can help connect you with a reliable agent wherever you go if that is indeed your plan.
In order for you to have a rewarding experience, there needs to be a level of trust. You, the homeowner,
has to understand that when you choose the real estate professional that you will be working with, that
agent will/should always have your best interest in mind. Without trust, it would be like arguing with
your physician about what is the best treatment plan for your ailment… once you hire the “professional"
you must trust they know what they are doing, otherwise, don’t hire them!
Selling your home can be stressful and having a great agent by your side that understands what your
objectives and priorities are, are worth their weight in gold! Not all agents are built the same, make sure
that the real estate agent you pick to sell your home is a good fit for you!
